CONDOMINIUMS FINDING DEMAND

Bristol on Broadway units haven't officially gone on the market as condominiums yet, but buyers are lining up for the Midtown project that is still under construction.

Roughly a third of the 171 units have been reserved, according to Bristol Development and Mark Deutschmann of Village Real Estate Services, the listing firm.

The reservations have come basically through word of mouth. A major marketing push hasn't come because the developer hasn't quite made the final decision to switch from apartments to condos.

''We're about 98% certain we're going to do it,'' said Sam Yeager, a principal in Bristol Development.

Bristol is looking to make the switch to take advantage of the demand for condos in the Music Row and Vanderbilt University area.

''It's a more desirable ownership property,'' Yeager said. ''The exit as condos is better than the exit for apartments.''

Other developers are looking at the area for their own deals.

Developer Marty Heflin has started construction on a 44-unit condo project on 18th Avenue South, not far from Bristol. Prices there range from $165,000 to $575,000, and Village Real estate has been marketing those.

Owners of the parking lot where Uptown Mix is held are mulling over what they want to do. ''We're still looking at it from the perspective of what it needs to be and what the demand is,'' said Mark Bloom, one of the owners. ''We think that there is probably more demand in Midtown for residential than any other area of Nashville, including downtown.''

Bristol Development has another project planned in the Vanderbilt area and Coda Development is working on a third project around West End.

But Deutschmann points out that Bristol would be the only condo project to come online early next year in the area. Heflin's is slated for completion later next year.

As part of any conversion of the Bristol on Broadway to condos, the finishes in the units would be upgraded. ''We're going through a major upgrade now,'' Yeager said.

Deutschmann said there would be two different finishes. One includes hardwood floors and granite kitchen countertops. The other includes stained concrete floors and stainless steel kitchen countertops.

Prices range from $139,000 to $655,000 for the 17 floor plans. The building will have a clubhouse, 24-hour fitness center and an interior courtyard with an outdoor fireplace.

Deutschmann said potential buyers have been ''urban professionals'' from Music Row, Vanderbilt and the hospitals in the West End area.
